The right custom home contractor can make the process smoother and faster. The builder also plays a role in building cost as well as the quality of materials and craftsmanship. What should you consider when selecting a custom home builder?
1- Review Previous Work
On many builders’ websites, you can find photos of previous work. Reviewing these is a great way to see what the builder is capable of, but do not stop there. Ask for the addresses of the homes. You can drive by several completed projects, including some that were completed a few years ago, to view their quality in person.
2- Contact Previous Clients
Some custom home builders are happy to provide you with a list of references upon request. Contact at least a few previous clients, if possible. Inquire about the building process, including timing and communication. Also, ask about the budget, the subcontractors, and overall satisfaction with their home.
3- Read Reviews
Be aware that home builders will cherry-pick the most satisfied previous clients when assembling a list of references. Likewise, the reviews on their website will be cherry-picked. As you read reviews on third-party websites, pay attention to common themes across many reviews rather than focusing only on one specific review.
4- Review the Services
There are several types of builders. A true custom home builder will build on your lot and to your architect’s specifications. A semi-custom home builder may build on a select group of lots that it owns, and these houses may be fully customized. Some semi-custom home builders have a set of floor plans available to choose from, and they can build your preferred plan on your own lot. They generally will not build a fully custom home exactly how you want it to be.
5- Consider the Fees
A custom home builder will generally cost more than a semi-custom home builder, but the extra cost may be worthwhile. A truly custom home can be tailored to your exact specifications. It may have finer craftsmanship and materials. When comparing builder fees, ensure that you are only reviewing quotes from fully custom home builders.
6- Meet the Builder
The custom home building process can take at least several months to complete. During this time, you will work closely with the builder’s team. Through an in-person meeting, you can determine if you have a good rapport with the builder. Pay attention to friendliness, thoroughness, and the quality of communication. During the meeting, find out who your primary contact person will be, and ensure that you meet and interview that person as well.
